1. Introduction and Guest Experience
This Rental Agreement ("Agreement") is entered into between the undersigned Guest(s) ("Guest") and Kotwica Property Management ("Agent"), acting as agent for the Property Owner ("Owner"). By signing below, Guest agrees to the terms of this Agreement and acknowledges that the furnishings and amenities provided are an important part of the experience offered to all guests.
2. Liability, Risk, and Indemnification
Guest acknowledges responsibility for any property damage, accident, injury, or loss sustained by any person during occupancy. Guest assumes all risk associated with use of the Property and agrees to indemnify and hold harmless Kotwica Property Management/ Anchor Vacations OC and Owner from claims arising from Guest’s stay.
3. Service Interruptions and Right of Entry
Agent is not responsible for interruptions of utilities or third‑party services. Agent may enter the Property with reasonable notice to inspect, repair, or in case of emergency.
4. Occupancy and Conduct Rules
Guests are expected to conduct themselves in a respectful manner. No parties or unauthorized gatherings are permitted. Underage drinking, unsafe behavior, or violations of local laws may result in immediate eviction without refund.
5. Care of the Home, Furnishings, and Amenities
This home features high‑end amenities including bedroom furniture and mattresses, living room furnishings, and outdoor patio furniture, all provided to enhance your comfort and enjoyment. To ensure every family experiences the same welcoming environment, we kindly ask that all amenities be maintained in a clean, stain‑free, and like‑new condition.
We depend on our guests to respect and care for the Property as if it were their own. Maintaining furnishings in good condition is an essential part of the experience and allows future guests to enjoy the home just as you did. Your thoughtfulness helps preserve a place families look forward to returning to year after year.
6. Damage, Neglect, and Renter’s Insurance Responsibility
Guest is responsible for any damage exceeding ordinary wear and tear as defined under Maryland law, including damage caused by negligence or misuse such as stains, chips or scratches to furniture, and damage to walls, doors, or fixtures. Damage resulting from failure to promptly report issues or from improper care of furnishings or amenities may be submitted to the Guest’s renter’s insurance for repair or replacement, when applicable.
Guest agrees to promptly report leaks, malfunctions, or conditions that may lead to damage if left unattended. In the event of Guest‑caused damage, Guest authorizes Kotwica Property Management and/or Owner to pursue recovery through Guest’s renter’s insurance when applicable. If insurance is unavailable or insufficient, Guest remains personally responsible for all repair or replacement costs.
Repair costs may be invoiced directly and/or deducted from the security deposit in accordance with Maryland Real Property Article § 8‑203.
